House prices in St Albans over the past year seem to be pretty steady, with a 1 per cent increase in the median price.
The median price for a house in St Albans is around $351,000.
Median prices ranged from a 55 per cent increase in Mt Pleasant to a 15 per cent decrease in Richmond.
Real estate agents have reported that TC3 homes seem to be losing their stigma with more interest in buying these properties. Empty sections on TC3 land are still being ignored. Rebuilds and new builds require extra expenditure on foundations.
When the rain stops it might be a good time to look at these properties to see how they perform in flood conditions. CERA’s website contains maps showing the extent of floodplains in one in 200 years and so on.
